Sheds are an allowed accessory use

In the R-1A, R-1B and RA residential districts and the Downtown Residential sub-district, tool sheds, garden sheds, storage sheds and similar buildings are allowed as accessory uses, subject to the dimensional rules in Section 4.0 [2].

Setbacks

Section 4.1.5 sets the placement rules for accessory buildings, including detached garages [1]:

  • Street: at least 25 feet from the street line.
  • Side and rear lot lines: at least 20 feet, or the building's height if that is greater.
  • Small-shed exception: one storage shed no bigger than 8 x 12 feet and no taller than 10 feet may sit as close as 5 feet to the side and rear lot lines. The exception doesn't change the 25-foot street setback.
  • Distance from the house: at least 20 feet from the house or main structure, unless both buildings meet fire-safety rules.

Height and lot coverage

The Table of Dimensional Regulations caps building height at 35 feet and building coverage at 25% of the lot in the R-1A, R-1B and RA districts [3]. A shed counts toward that coverage limit.

Near wetlands

The general wetlands bylaw bans building construction of any kind, sheds included, in the no-build zone it sets near wetlands [4]. If your yard is within 100 feet of a wetland or 200 feet of a river or stream, talk to the Conservation Commission before placing a shed.

Building permit

The zoning bylaw doesn't say which sheds need a building permit. The State Building Code sets that threshold, and the zoning setbacks apply whether or not a permit is needed.

Massachusetts building code rules for sheds

The Massachusetts State Building Code (780 CMR, 10th edition) sets when a shed needs a building permit. Your town's zoning sets where it can go.

  • No building permit needed for a one-story detached accessory structure used as a tool or storage shed, playhouse or similar, if the floor area is 200 sq ft or less (Residential Code R105.2).
  • Bigger sheds, or any with more than one story, need a building permit from your local building department.
  • Also exempt from a building permit: detached decks of 200 sq ft or less that are no more than 30 inches above grade, and greenhouses covered only in plastic film.
  • The exemption covers only the building permit. Electrical, plumbing or gas work in the shed still needs its own permits, and the shed still has to meet local zoning (setbacks, lot coverage, height). Many towns set accessory-structure setbacks even for small sheds.
  • Wetlands: putting a shed in a wetland resource area or within 100 feet of a wetland (or 200 feet of a river) may require Conservation Commission approval first, whatever its size.

The 10th edition took effect October 11, 2024 and has been the only code in force since July 1, 2025.

    Accessory Buildings, including detached garages, shall not be located closer than twenty-five (25) feet from the Street line, nor any closer to any side or rear Lot line than the height of such accessory Building above the ground or twenty (20) feet, whichever is greater; provided, however, that one storage shed not larger than eight (8) feet by twelve (12) feet and not greater than ten (10) feet in height may be located not less than five (5) feet from the rear and side Lot lines. No accessory Building shall be located closer than twenty (20) feet from any Dwelling or main Structure on a Lot unless both Structures conform with regulations relative to fire safety.
