Accessory Dwelling Units (ADUs) Yes. Canton allows one accessory dwelling unit (attached or detached) by right on any lot in a district that allows single-family homes, with a building permit and certificate of occupancy from the Building Commissioner. It can be no larger than half the main home's floor area or 900 sq ft, whichever is smaller, and needs one extra parking space unless you are within half a mile of a transit station.Allowed with a permit
Backyard Chickens Yes, with a Board of Health permit. Your first permit is issued only after a Board of Health hearing, and you must notify your abutters by certified mail at least 7 days beforehand. The permit costs $25, lasts up to two years, and manure must be stored at least 50 feet from property lines.Allowed with board review
Short-Term Rentals (Airbnb / VRBO) Yes, but only in owner-occupied homes: condos, single-family homes, or two- and three-family buildings where the owner-occupant owns every unit. You need an annual Certificate of Registration from the Town Clerk, which requires a Building and Fire Department inspection, liability insurance and a local contact who can respond within two hours. Canton adds a 6% local tax.Allowed with a permit
Fences Canton's zoning lets you put a fence or wall up to 7 feet tall on the property line, in front, side or rear yards; anything taller must be set back from the line at least as far as it is tall. The town's Building Division page says fences 6 feet or less need no building permit, but the current state code exempts fences up to 7 feet, so ask the Building Department about a 6-7 ft fence. On corner lots, nothing may block traffic visibility within the 25-foot corner triangle.Allowed
Sheds & Accessory Buildings A one-story shed of 200 sq ft or less needs no building permit in Canton, but it must still meet zoning. In the SRB, SRC and GR districts it must be 5 ft from side and rear lot lines, and in SRAA and SRA 20 ft. It can be no taller than 15 ft and, on lots under 3 acres, can't sit in the front yard. On lots under 1/2 acre, each accessory building is capped at 800 sq ft, with no more than 3 and 1,000 sq ft total.Depends on your zone
Burn Permits & Backyard Fires Brush burning in Canton is allowed only during the January 15 to May 1 season. You need a permit from Fire Headquarters at 99 Revere Street, and permits depend on daily air quality. Burn at least 75 feet from any building, between 10 am and 4 pm. We found no local rule on backyard fire pits; state rules apply.Allowed with a permit
Home-Based Businesses Yes. A quiet home office, studio or workroom is a "non-intensive" home occupation, allowed by right in Canton's residential districts. It can have at most one non-resident employee, no regular trading in merchandise and no outward sign of business except a small sign (up to 2 sq ft). Busier businesses, such as group classes, regular sales, up to 3 employees, or a tradesman's storage, are "intensive" and need a special permit from the Zoning Board of Appeals in SR and GR.Allowed with board review
Swimming Pools Yes, with a building permit. In Canton's residential districts a pool must be at least 10 feet from side and rear property lines and no closer to the street than the house setback. Any outdoor pool that can hold more than 24 inches of water must be fully enclosed by a fence or wall at least 4 feet high with self-closing, self-latching gates. In-ground pools also need Conservation Commission sign-off.Allowed with a permit
Building Near the Water (Wetlands Rules) You need a Conservation Commission permit for almost any work within 100 feet of a wetland, pond, stream, bank or floodplain, or within 200 feet of a river. Canton's local wetlands regulations also set a 30-foot no-build, no-alter zone next to banks, vegetated wetlands and land under water. Only a variance can get you closer.Allowed with board review
Docks, Piers & Floats Canton has no dock bylaw, but any dock, pier or float in or beside a pond or stream needs Conservation Commission approval under the state Wetlands Protection Act and Canton's wetlands bylaw. On a listed Great Pond such as Bolivar Pond, you also need a state Chapter 91 license. On Reservoir Pond, owners and tenants of frontage may dock their own boats at their own frontage.Allowed with board review
