Do I need a permit for a shed in Wakefield, Massachusetts?
A storage shed is an allowed accessory use in Wakefield up to 1,200 sq ft and 25 feet tall. A detached shed may go in the rear yard at least 7.5 feet from the side and rear lot lines, and in the SR and SSR districts it must also be at least 20 feet from any house on a neighboring lot. Under the State Building Code a one-story shed of 200 sq ft or less doesn't need a building permit; larger sheds need one, filed in person with a plot plan and drawings (or a brochure picture).
| Max shed size | 1,200 sq ft [1] |
| Max shed height | 25 feet [1] |
| Location | Rear yard (detached accessory building) [2] |
| Setback from side and rear lot lines | 7.5 feet minimum [2] |
| Distance from a neighbor's house (SR and SSR districts) | 20 feet minimum [3] |
| Permit application | Plot plan and drawings, or a brochure picture if buying a prefab shed [4] |
| Floodplain Overlay District | ZBA special permit required for sheds [5] |
Size and height
Wakefield's Zoning Bylaw lists a "storage shed or barn not exceeding 1,200 square feet in area or 25 feet in height" as a single-family residential accessory use [1]. Anything bigger isn't covered by that allowance.
Where it can go
- Detached shed: may be placed in the rear yard, at least 7.5 feet from side and rear lot lines [2]. A side or rear yard that faces a street must meet the front-yard setback instead [9].
- Attached shed: an accessory building attached to the house must meet the house's own setbacks for your zoning district [2].
- Neighbors' houses (SR and SSR): all dwellings and accessory structures other than fences must be at least 20 feet from any dwelling on an abutting lot. This can increase, but never reduce, the setbacks [3].
Permits
The Inspectional Services office says a plot plan and drawings are needed for a shed, or a picture from a brochure if you're buying one [4]. Shed applications aren't on the online portal; residential building permits are filed in person on the printed form. Under the State Building Code, a one-story shed of 200 sq ft or less doesn't need a building permit (see state rules), but it still has to meet the zoning size and setback limits above. Ask the Building Inspector whether your shed needs a permit.
Floodplain and wetlands
In the Floodplain Overlay District, placing a shed needs a special permit from the Zoning Board of Appeals [5]. Sheds within 100 feet of a wetland or 200 feet of a perennial stream or river need Conservation Commission review [6], and no building or structure may be within 50 feet of the embankment of an open stream [7]. A proposed local wetlands bylaw on the November 16, 2026 Town Meeting warrant would add more rules near wetlands; it isn't in effect.
Farm buildings
A noncommercial coop or animal pen is treated as an ordinary accessory building; commercial farm structures must be 100 feet from every lot line [8].

Next steps
- Check your zoning district and whether your lot is in the Floodplain Overlay District or within 100 feet of a wetland.
- Sketch a plot plan showing the shed in the rear yard, at least 7.5 feet from side and rear lines and (in SR/SSR) 20 feet from neighbors' houses.
- Bring the plot plan and drawings (or the brochure picture) with the Residential Building Permit form to Inspectional Services, 1 Lafayette Street (781-246-6388), during in-person submission hours.
- If needed, apply to the Zoning Board of Appeals (floodplain special permit) or the Conservation Commission (781-224-5015) first.
Common questions
- Do I need a permit for a shed in Wakefield, Massachusetts?
- It depends on size. Under the State Building Code, a one-story shed of 200 sq ft or less doesn't need a building permit; larger sheds need one, filed in person with a plot plan and drawings or a brochure picture. Every shed must still meet Wakefield's zoning limits, so ask the Building Inspector.
- How close to the property line can a shed be in Wakefield, MA?
- A detached shed may go in the rear yard at least 7.5 feet from the side and rear lot lines. In the SR and SSR districts it must also be at least 20 feet from any house on a neighboring lot, and a side or rear yard facing a street uses the front-yard setback.
- What is the biggest shed allowed in Wakefield, Massachusetts?
- Wakefield's Zoning Bylaw allows a storage shed or barn up to 1,200 sq ft in area and 25 feet in height as a residential accessory use.
- Can I put a shed near a wetland in Wakefield, MA?
- Sheds within 100 feet of a wetland or 200 feet of a perennial stream or river need Conservation Commission review, and no building or structure may be within 50 feet of an open stream's embankment. In the Floodplain Overlay District a shed needs a Zoning Board of Appeals special permit.
Massachusetts building code rules for sheds
The Massachusetts State Building Code (780 CMR, 10th edition) sets when a shed needs a building permit. Your town's zoning sets where it can go.
- No building permit needed for a one-story detached accessory structure used as a tool or storage shed, playhouse or similar, if the floor area is 200 sq ft or less (Residential Code R105.2).
- Bigger sheds, or any with more than one story, need a building permit from your local building department.
- Also exempt from a building permit: detached decks of 200 sq ft or less that are no more than 30 inches above grade, and greenhouses covered only in plastic film.
- The exemption covers only the building permit. Electrical, plumbing or gas work in the shed still needs its own permits, and the shed still has to meet local zoning (setbacks, lot coverage, height). Many towns set accessory-structure setbacks even for small sheds.
- Wetlands: putting a shed in a wetland resource area or within 100 feet of a wetland (or 200 feet of a river) may require Conservation Commission approval first, whatever its size.
The 10th edition took effect October 11, 2024 and has been the only code in force since July 1, 2025.
